    Lease Application

     The property must be viewed either in person or through a live virtual tour prior to approval of the rental application. Sight-unseen rentals will not be permitted.  
     

    All Tenants 18 yrs or older must apply or provide a PTSR


    Tenant Approval Criteria:


    When providing a Portable Tenant Report or PTSR:


    - Tenant has the right to provide Rosas Best Real Estate Group with a PTSR not more than 30 days old. As defined in the Colorado Revised Statutes 32-12-902(2.5)

    -If Applicant provides Rosas Best Real Estate with a PTSR Rosas Best Real Estate Group is prohibited from:

    1. Charging Applicant a rental application fee.

    2. Charging Applicant for RBRE Grp to access or use the PTSR. 


    If Tenant does not wish to provide a PTSR. The Application is provided below or provided through Rent Redi program. Please inquire prior to submitting an application as charge is $49 person and is not refundable.

    1) Portable Tenant Screening Report (PTSR)

    To be accepted:

    • It must come from a legitimate consumer reporting agency or third-party website that regularly provides tenant screening reports.
       
    • It must follow all state and federal laws about consumer reports.
       
    • You must confirm that nothing important has changed since the report was created (such as your name, address, bankruptcy, criminal history, or eviction history).
       

    2) Rental Qualification Requirements

    To qualify, you must meet all of the following:

    ✔ Rental & Payment History

    • Excellent rental history for the past 3 years
       
      • OR excellent mortgage payment history if you own a home
         
    • You must not owe money to a current or previous landlord.
       

    ✔ Income

    • Your net income must be at least 2× the monthly rent.
       
    • Only two applicants’ incomes can be counted toward qualifying.
       

    ✔ Credit

    • Accounts must be in good standing.
       
    • Medical bills and student loans do not count against you.
       

    ✔ Evictions

    • No evictions within the last 7 years.
       

    ✔ Criminal History

    • No felony convictions within the last 5 years.
       
    • If a felony is older than 5 years:
       
      • Will be reviewed on a case by case basis.
         

    ✔ Bankruptcy

    • No bankruptcies filed or discharged within the last 2 years.
       

    ✔ Property Use

    • The home must be used as your personal residence only.
       
    • Corporate leases are not allowed. (i.e. VRBO, Airbnb)
       


    To qualify, you need:



    • Strong rental history:
       
    • Enough income (2× rent)
       
    • Good credit
       
    • No recent evictions
       
    • No felonies
       
    • No recent bankruptcies
       
    • No landlord debt
       
    • To live there yourself (not as a business rental)

     


    DISQUALIFICATIONS:

    • If ANY of the applicants have been evicted in the last five years, the applicant will be disqualified.
    • If monies are owed to a previous landlord or utility company the applicant will be disqualified.
    • If ANY of the applicants are in the process of declaring bankruptcy the applicant will be disqualified.
    • If any applicant has declared bankruptcy within the last 5 years and the applicant has incurred more negative debt than the applicant MAY be disqualified.
    • If any applicant has ever been CONVICTED of a felony or any sexual offense, then the applicant MAY be disqualified.


            CREDIT SCORES & SECURITY DEPOSITS:

    • A CREDIT SCORE GREATER THAN 600 IS REQUIRED.


    INCOME REQUIREMENTS:

    • Minimal required income is 3 times the base rent.
    • Military Affiliated Applicants:
    • If you are an E4 or below, Rosas Best Real Estate Group will REQUIRE your rent to be set up on allotment.

    PET POLICY: For Properties with Landlord Approval of Pets

    A pet deposit of $300 will be charged, unless otherwise stated, for ALL pet friendly homes. NO puppies or kittens that are less than 1 year of age will be allowed. A picture of ANY pet must accompany your application for breed verification.
    Breeds will be approved by the Home Owner on a case by case basis.
